Hiranandani built its name on homes, but offices and retail have always been part of its townships. Powai, Thane and Panvel all have business space. In the past year, the group has announced new commercial plans in Andheri East, Fortune City in Panvel, Alibaug and Oragadam.
Details on these are thin. The Andheri tower has a stated size and investment, but no RERA number or handover date. The Panvel Business Park is listed as coming soon, with two named towers. We show only what has been published and say so when a detail is missing.

House of Hiranandani announced this tower in October 2025 after buying about 1 acre of land. It is planned as a Grade-A office tower with around 4 lakh sq ft of leasable area, and an investment near ₹500 Cr. The company says it will be built to international standards with green and energy-saving features.
Andheri East sits near the airport, the Metro lines and the Western Express Highway, and is one of Mumbai's busiest office belts. Floors, RERA number, rents and completion date have not been published. Some reports describe the tower as under construction, but the company has not shared a handover date.
The Hiranandani Communities site lists a business park inside Fortune City as coming soon. Two towers are named, Edinburgh and Newcastle. The pitch includes full air conditioning, a double-height lobby and 24-hour security. The same township already houses a large data-centre campus.
Price is shown as on request. Some third-party listings mention small office units, but these have not been confirmed by the builder, so we do not quote them. Ask for the RERA number and the final floor plates before any commitment.
Hiranandani Sands in Alibaug is a 225-acre township planned with a retail and commercial belt, modelled on Powai and Panvel. Hotels and a mid-size convention centre have been mentioned. No launch date or size is out.
In Chennai, the next phase of Hiranandani Parks, about 100 acres, is described as including commercial space. Retail of around 65,000 sq ft already operates in the township. Rates and timelines for the new phase have not been announced.

Shops and showrooms at ground and lower floors, close to residents. Footfall depends on the township's size.

Hiranandani offices sit inside planned townships, where roads, parks and retail are managed by the builder. For companies, that means a predictable neighbourhood. For investors, it can mean steady demand from tenants who want an address inside a known township.
That said, a new office tower carries two risks: construction delay and tenant demand when it completes. With RERA details still awaited on the current projects, treat this stage as research, not a purchase decision.
