Pre-launch is the quiet stage before a project goes on sale. The builder is finishing approvals, fixing the layout and testing interest from buyers. Hiranandani projects in this stage include redevelopment towers in Mumbai, a large phase in Hinjewadi, and plotted land in Nagpur.
Registering at this stage does not commit you to buy. What it does is put you on the early list, so the price sheet and floor plans reach you before they are widely shared. Use this page to see which projects are at that stage and what is known about each.

In a pre-launch, the project is not yet fully on sale. Some pages here have a stated handover year, others do not. Prices may be a range, or may be shared only on request. A RERA number may not yet be shown.
That is why this stage suits two kinds of buyers: those who want first pick of floors and are comfortable with an early commitment, and those who simply want to track the market without paying anything.

Early registration has real benefits. It also has limits, which are worth knowing.
Registered buyers are told when booking opens, so you can see the price sheet before it is widely shared.
In a tall tower, the best floors and views go early. Early interest can give you a shot at them.
Ask for draft layouts so you can plan furniture and storage before you decide.
A pre-launch price is a guide. The final price list at launch may differ.
A project at this stage is further from handover than one under construction.
Never pay a booking amount before the project has a RERA number and an agreement.

Mumbai's pre-launch list is mostly about redevelopment and premium addresses. In Chembur, old societies are being rebuilt as new towers. In Bandra West and Versova, the focus is on large sea-facing or near-sea homes in tall towers.
Redevelopment projects can be slower to launch because each society must agree on terms and approvals must line up. Ask whether the society has signed the development agreement and whether the plan is approved before you rely on a date.
Luxury towers here are priced per home, not per square foot. Versova, for example, starts from about ₹23 Cr for large 4 BHK homes.
North Hinjewadi has two linked projects: The Colosseum and a later phase of the township. Both target buyers who want a mix of 2, 3 and 4 BHK homes close to the Mumbai–Pune Expressway.
In Nagpur, three entries cover plotted land in a Hiranandani–Krisala township, with plot sizes from 1,200 to 2,400 sq ft and a villa option. Alibaug adds a private-estate project, with villas of 5,000 to 12,000 sq ft on large plots.
For land purchases, ask for the layout approval, the title papers and the RERA registration of the layout before you pay.
