Under-construction projects have already cleared approvals and started building. For buyers, this is the middle ground. You can see the site, talk to existing buyers and read the RERA progress report, yet you still pay in stages instead of in one go.
The seven projects below sit in Mumbai, Thane, Kalyan and Panvel. Some are tall luxury towers, others are mid-budget homes in larger townships. Handover years run from 2028 to 2031, so pick one that matches your plan.

Under-construction homes sit between launch and possession. The builder has already cleared approvals and started work, so the biggest launch-stage risks are behind you. At the same time, you still pay in stages tied to construction, which keeps cash outflow lower than buying a finished home.
The trade-off is waiting. If you need a home within a year, check the handover year first.
Do not rely on brochures. Use these checks every quarter.
Each registered project files progress updates on the state RERA site. Read the percentage complete and the stage of work.
Ask for dated photos, and visit the site once before each major payment.
Match each demand letter to the stage actually completed on site.
Compare the RERA handover date with the date in your agreement. They should match.
RERA requires a share of customer money to be kept in a separate account. Ask which bank holds it.
Ask existing buyers about site pace and how queries are handled.

For smaller budgets, Woodspring in Kalyan West offers 1 and 2 BHK homes of 445 to 661 sq ft carpet, in the ₹63.6 to 90.3 Lakh range. Golden Willows in Fortune City, Panvel, covers 1, 2 and 3 BHK homes from about ₹70 Lakh to above ₹2 Cr.
Both sit in areas with new rail and road links. Ask for the handover date in the RERA record: Golden Willows is listed for a later handover than the Thane projects.
