Karjat sits among hills and the Ulhas river, with Matheran nearby, a cooler climate and green views in the monsoon. It is on the Central Railway line, so many buyers reach it by train as well as by road.
Most Karjat buyers want a second home or a plot to hold for the long term, not a daily-commute flat. Think about how often you will visit, who will look after the plot, and how you will reach it in heavy rain.
In a plotted project you buy land and build the home yourself, within the layout rules. Ask for the layout approval, the RERA registration for the plotted layout, the plot sizes, the road and utility plan, and any rules on building height or design.
Ask also about the maintenance of common areas and who will look after the layout after the sale.
Plan the build cost as well as the plot price: design, approvals, construction, water and power connections and fencing. A weekend home needs a caretaker plan, so ask how the township will handle security and upkeep.
